  • Is rentvesting risky compared to buying where I live?
    Buying where you live blends two different decisions. As an owner-occupier, it's natural to pay more for the home and lifestyle you want, provided it fits your budget. Investing is different. It works to a budget, balancing rental return, growth potential and long-term fundamentals, which often means looking beyond your own neighbourhood. Familiarity can feel safer, but it doesn't always lead to the strongest result: a million-dollar budget in Sydney might secure a bayside suburb elsewhere. At API, every investment begins with a blank canvas. We assess opportunities on their merits rather than their proximity, allowing research, not familiarity, to guide the recommendation.
  • I'm time-poor. How much of this falls on me?
    Very little of the legwork. We carry the research, the shortlisting, and the coordination, so your part is the strategy and the decisions. When you are ready, we can move from strategy to selection in a week or two, and we handle the process through to settlement and well beyond.
  • How do you find good properties in a market you don't know?
    Continuous research across more than 10 cities and regions, through our Research and Culling Process. A three-level screen looks at the builder and developer, the location and leading indicators, and the build and inclusions, before any property reaches a client brief.
  • Do I need to fly to inspect the property?
    No. Many investors buy without ever visiting the property in person. Detailed property information, independent professionals and experienced support on the ground make it possible to invest with confidence from anywhere. From building inspectors to property managers, the right experts provide independent assessments and support throughout the process.
  • Why do you focus on new property?
    New property, done right, can keep maintenance lower while offering strong cash flow and valuable tax benefits. It also helps add much-needed housing supply across Australia. But being new is not enough on its own. Every property is selected on its fundamentals, with the aim of supporting long-term, sustainable growth while remaining practical to afford and hold over time.
  • Is rentvesting just for people who cannot afford to buy where they live?
    No. While rentvesting can be a practical way to enter the market sooner, many people choose it even when they could buy where they live. They prefer to separate lifestyle from investment, avoiding a large mortgage tied to one expensive location while keeping the flexibility to move, change jobs or travel. For families, it can also mean staying in the school zone or suburb they love while building a portfolio elsewhere. Like any long-term strategy, it starts with the first property.
